• Are utilities included in rent? All utilities are separated into a comprehensive utility
package covering electricity, water, sewer, valet trash, and Wi-fi that is billed
separately from rent. The cost of this package is $225/month for studios and onebedroom apartments, and $250/month for two-bedroom apartments.
• What lease terms are available? We offer 6-15 month lease terms.
• Are short-term leases offered? Yes. We offer 6-11 month lease term options.

and cabinets, quartz countertops, backlit bathroom mirrors, tile backsplash, key fob
door locks, luxury vinyl plank flooring, 11ft ceilings, modern linear wood ceiling

• Do apartments include in-unit washers and dryers? Yes! A washer and dryer is
included in every apartment home.
• Are apartments furnished? While our apartments do not come furnished, we would
be happy to put you in touch with short-term furniture rental providers. Please reach
out to our team for more details.
• Do apartments have balconies or patios? Many of our floorplans have balconies or
patios. If you'd like to check them out in person, please contact our office to
schedule your tour—we can’t wait to show you around!
• Are stainless steel appliances included? Yes, stainless steel appliances are
included in each home.
• Do apartments offer attached garages or reserved parking? We offer surface lot and
street parking at no additional cost and reserved covered parking spaces for a
monthly fee. Contact our office to inquire about availability.

• Is there a fitness center? Yes, our community is home to a 24/7 fitness center.

• Is package receiving available? Packages are delivered directly to your door.
• Does the property offer outdoor gathering spaces? Yes, we have a communal
courtyard with plenty of seating for residents to use.
• Are there EV charging stations? Yes! Our community hosts two EV charging stations which residents may use any time they are free.
Pet-Friendly Questions
• Is Via Emma pet friendly? Yes, we love pets! Breed restrictions apply. Contact our

• Which pets are allowed? We allow 2 pets per apartment home. Breed restrictions
apply. Contact our office for more details.
• Is there a pet deposit or monthly pet rent? All pets are subject to a one-time
admittance fee of $350 and monthly pet rent of $35 per pet. Service and emotional
support animals are exempt from pet charges with appropriate documentation.
• Are there breed or weight restrictions? Some breed restrictions apply. Contact our

• Is there a dog park on-site? While we don’t offer our own dog park, Luther George
Park is directly across the street, offering a huge green space and sidewalk system
for all your dog’s needs!
• What pet services are available nearby? There are nearby city parks, dog parks, and
conveniently-located veterinarian offices.
